Our Management Services:

  • Property Marketing:  Marketing any vacancy to a wide local audience and top producing real estate agents ensuring a quick rental.
  • Tenant Screening:  Each application receives a rigorous screening so that only highly qualified tenants are placed.
  • Contract Services:  Negotiate on the owner’s behalf, Lease Agreements, various third-party contracts and sale/purchase contracts.
  • Tenant Contact: Provide a buffer between the owner and the tenants by handling tenant issues. When necessary, Minnis Property Management will promptly forward to the owner any and all notices of violations or any other notices from any government, municipal authorities or any insurance companies or lessees on the property.
  • Maintenance:  Coordinate all maintenance and repairs on the owner’s behalf to ensure completion meets with the owner, and Minnis Property Management, standards while maintaining the tenant’s satisfaction.
  • Rent Collection:  Handle all invoicing and payment processing with distributions to the owner done by Check or Automated Clearing House (ACH).
  • Reporting:  Minnis Property Management’s online portal will provide 24/7 access to the property’s recent performance numbers and account notes.
    • Easily understandable monthly and annual reports covering all operations and providing a detailed accounting statement.
  • Property Visits: Each property will be visited on a regular basis to make sure the property is well maintained and tenants are compliant with leases.
  • Property Inspections: Every property receives twice annual inspections. These inspections will review the building(s), common areas, roof (HVAC, vents, etc.), and that tenants are compliant with any restrictions outlined in the lease agreement. A report, with photographs is provided to the owner.
  • Evictions:  Should a tenant relationship turn toxic Minnis Property Management will assist with the eviction process, and will also assist with finding a new tenant.
  • General Guidance: Assist with general questions concerning insurance requirements, local ordinances, and other property related matters.
